Site Assessment and Planning
Understanding the ground, water, slope and layout of a property before any system is designed or priced.
What this service involves
- A walkover of the property to look at slope, drainage, vegetation, existing structures and usable area.
- Identifying wells, watercourses, ditches, ponds and other features that influence where a system can go.
- Reviewing available records, site plans and any previous septic documentation for the parcel.
- Arranging soil investigation by the appropriate qualified professional where that work is required.
- Discussing realistic options, along with the parts of the project that still need to be confirmed.
When this may be required
- Before buying or subdividing a rural property, when servicing is a question.
- At the start of a new build, so the system location is settled before the house is sited.
- When an existing system is struggling and it is not yet clear whether repair or replacement is appropriate.
- When a property owner wants to understand what is feasible before committing to a design.
The general TTIS process
- 01
Gather what already exists
Records, drawings, permits and your own knowledge of the property are collected first.

Visit the site
We look at the ground itself — access, slope, wet areas, existing infrastructure and where equipment can realistically work.
- 03
Bring in soils and design expertise
Soil evaluation and any determination of system suitability are carried out by the appropriate qualified professional.
- 04
Talk through the options
You get a plain explanation of what the site allows, what is still unknown, and what the next step would be.
Every property is different. Timing, cost, system suitability and authorization outcomes depend on the site and on decisions made by others, so we describe the process rather than promise a result.
What to have ready
- Property address and parcel information.
- A site plan, survey or plot plan if one exists.
- Locations of wells on your property and, if known, on neighbouring properties.
- Any existing septic records for the parcel.
- What you intend to build or change, including bedroom count.
- Areas you would prefer to keep undisturbed.
If you do not have some of this, that is fine — bring what you have.
