Question 1

How do I know when a septic system may need to be replaced?

Accepted Answer

Common signs are effluent or wet ground over the dispersal area, persistent odour, and backups or slow drains that return after the tank has been pumped. Damaged tank structure and worn-out components are also reasons a system may be at the end of its service life. Whether replacement is the right answer depends on what an assessment of your specific system and site finds.

Question 2

What is the difference between assessment, planning and installation?

Accepted Answer

Assessment is looking at the property and the existing system to understand what the ground, water and layout allow. Planning and design turn those findings into a system layout, prepared by the appropriate qualified professional, along with the paperwork that goes with it. Installation is the physical construction of the system that was authorized. They happen in that order, and skipping ahead usually causes rework.

Question 3

What information do you need from me to get started?

Accepted Answer

The property address or parcel details, any existing septic records or site plans, well and watercourse locations if you know them, what you intend to build or change, and a description of the problem if there is one. Notes about site access are also very useful. Anything you do not have, we work through together.

Question 4

Does every property need the same kind of system?

Accepted Answer

No. Soil, slope, available area, setbacks from wells and watercourses, and how the property is used all influence what is appropriate. Two neighbouring properties can need quite different systems. Determining what suits a site is part of the assessment and design work carried out by the appropriate qualified professional.

Question 5

How do permits and documentation fit into the project?

Accepted Answer

Septic work generally involves design and authorization paperwork before construction begins, and a record of what was built afterwards. TTIS coordinates that process, keeps the documents together and keeps you informed about where things stand. Decisions on authorizations are made by the relevant authority, so we do not promise approvals or timelines.

Question 6

What kind of site access and preparation is needed?

Accepted Answer

Septic construction needs machine access to the work area, somewhere to place material and excavated soil, and a clear route in. Gate widths, driveway grade, overhead lines, soft ground and shared driveways all matter. We look at access during the site visit and tell you what needs to change before work starts.

Question 7

How do I start an enquiry?

Accepted Answer

Call (778) 770-5606, email chris@ttseptic.ca, or send the assessment request form on the contact page. Telling us the property location and what you are trying to do is enough to begin the conversation.

Question 8

Does TTIS do septic pumping, cleaning or routine inspections?

Accepted Answer

Those are not our primary services. TTIS focuses on complete installations, replacing failing systems, upgrades, site assessment, design and permit coordination, and project completion. Where routine pumping or servicing is needed, we will point you toward providers who specialize in it.
