A plan for the system you own
A septic maintenance plan describes how to look after the system installed on your property. Its requirements depend on the components and design, not simply the age of the house.
Section 10 of BC's Sewerage System Regulation requires owners to follow the system's maintenance plan and retain records of maintenance. Check the linked regulation for the full requirements.
Build a useful property file
Keeping documentation in one place makes it easier to explain the system to a maintenance provider or someone planning work on the property.
- System drawings and the as-built plan
- The maintenance plan and Letter of Certification, where available
- Inspection and service reports
- Pumping receipts and repair records
- Details of alterations and the people who completed them
What if the plan is missing?
Start with the documents supplied when you bought the home and any records held by previous contractors. Island Health's official guidance explains how to request records for a property.
For an older system without a plan, ask an Authorized Person maintenance provider about identifying the system and developing suitable instructions. Missing paperwork alone does not establish that replacement is necessary.
Before changing the property
Share the available drawings before planning excavation, a driveway or an addition. The tank is only one part of the system; the dispersal area and access routes also need consideration.
