What do I need to know about the existing system?

Start with what was installed and what it was intended to serve. Gather any plans, maintenance records and information about alterations. Missing documents are a reason to investigate, not proof that the whole system needs replacing.

  • System type and installation date, if known
  • Tank and dispersal-area locations
  • Original design information
  • Maintenance, inspection and repair records
  • Your proposed floor plan and property layout

Does the location of an addition matter?

Yes. An addition, garage, driveway or substantial landscaping work can conflict with the tank, pipes, dispersal area or access needed for future service.

Show the wastewater infrastructure on the site plan before finalising the position of improvements. Do not excavate based only on an approximate location or an old sketch.

Will a renovation mean replacing the septic system?

Not necessarily. The answer depends on the existing system, the proposed changes and the property. An assessment may establish that it can accommodate the plans; in other cases, an alteration or replacement may be appropriate.
