Buying or Building on Rural Vancouver Island? Check the Septic System Early

Questions to ask about septic records, property layout and wastewater needs before buying rural land or planning a Vancouver Island home.

TTIS homeowner guide · Homeowner guide

This article provides general information only. The appropriate response for a septic system depends on the property, the existing system and the findings of the qualified professionals involved.

What should I check before buying rural property?

If a property is not connected to municipal sewer, wastewater arrangements belong in your early due diligence. Finding a tank is not the same as understanding the complete system or whether it suits your proposed home.

Ask the seller for drawings, maintenance information and records of repairs. Where information is missing, identify what needs investigating before assuming the property can support your plans.

  • Available system plans and maintenance records
  • Your proposed bedrooms and property use
  • The location of the tank and dispersal area
  • Proposed buildings, driveways and wells
  • Questions that need a qualified practitioner's assessment

Why consider septic before finalising the house layout?

The wastewater system needs space and must work with the actual property. Positioning the house, driveway and other improvements first can leave fewer options for the septic design.

Bring the wastewater assessment into the same conversation as building design and excavation planning. TTIS can help coordinate the next step with the appropriate professionals.

Can I keep the existing system?

Possibly, but an existing system should not be assumed suitable just because the plumbing appears to work. Its condition, documented design and your planned use need to be considered together.

Before an addition, replacement house or change of use, ask what assessment and documentation are needed for that particular project. This article does not establish whether a property is buildable or a system is compliant.

What should I send TTIS?

Send the property location, a short description of your plans, any available system drawings and your expected timing. Tell us whether you own the property or are considering buying it.

We can then discuss the appropriate next step for the property, rather than suggesting a system before the site has been understood.
